Our Services include:

• Free rental valuation and any advice which you may require about letting your property.
• Advising you on compliance with all safety regulations.
• Locating and fully referencing tenants.
• Advertise your property on a wide range of property websites (approx. 30+)
• Fully accompanied viewings.
• Preparing tenancy agreement, AT5 and all other paperwork required.
• Collecting of the deposit which will be treated in accordance with current legislation.
• Preparing a photo inventory and schedule of condition.
• Supervising the transfer of gas, electricity and council tax accounts into the tenant's name.
• Collecting rental payments and passing these on to you within 24 hours
• Property inspections, one within 30 days of move in and every 3 months thereafter.
• Arranging any necessary repairs or maintenance, first liaising with you prior to instructing a contractor.
• Keeping in touch with the tenant on a routine basis.
• 30 day pre check out inspection, just to give your tenant chance to fix any minor repairs and allow us to assess any problems prior to the check out.
• If required we can pay regular outgoings for you from rental payments. eg insurance, boiler cover.
